Keynote Session: Autonomous Everything: AI, the Future, and What We Can Do About It

2:30 p.m. - 3:45 p.m. ET

Greg Lindsay

Greg Lindsay, Author and Futurist

The robots are coming — not to steal your job, but to invent entirely new ones. Recent advances in artificial intelligence such as OpenAI's ChatGPT coupled with automation point toward an increasingly autonomous world in which agency and personality is embedded in thinking machines. Autonomy will not only transform how and why we work, but also how we think, discover, decide, and even deceive ourselves. What we imagine and produce — along with how we sell it — will take strange new twists and turns as AI increasingly predict, suggest and convince us do it. In this wide-ranging and eye-opening talk on the promise and perils of cutting-edge AI, author and futurist Greg Lindsay explores how autonomy is already upending society, and what we can learn from organizations such as NATO, the U.S. military, and the Secret Service about what to do about it.

Analyzing Industrial Capital Market Trends

4 p.m. - 5 p.m. ET

The industrial sector has seen incredible growth and appreciation over the last number of years, even during the pandemic, yet many of the positive market forces have recently shifted. How can investors, developers and service providers position themselves for the future in today’s environment? If there’s capital to be deployed into the industrial asset class, where is it headed and why? How could external forces such as the Federal Reserve’s policy, the U.S. presidential election, and potential global events shape the industrial capital markets in the next 12-24 months? Our speakers will examine these critical questions and more.

Class B/C Industrial: What’s Old is New Again

9 a.m. - 9:50 a.m. ET

Given the explosion in new construction, the important role of class B (and even C) industrial properties is often overlooked – especially those under 100,000 square feet. While without most modern efficiencies, these buildings remain a functional and economic solution to a wide range of companies. Developing new facilities under 100,000 or even 200,000 square feet can be difficult, as these projects lack the economy of scale and efficiencies that can make a project profitable. Companies that do not require features such as higher ceilings and more abundant loading and parking will see increasing competition to secure these low-cost alternatives.

Moderator:
Jim Scott, Principal, Avison Young

Panelists:
Nick Aileo, Director of Acquisitions, Wharton Equity Partners
Itay Ron, SVP, Northeast Markets, Faropoint

The Cold Storage Evolution

10 a.m. - 10:50 a.m. ET

Cold storage has a significant lack of existing inventory, and these buildings are traditionally located outside of major urban areas. Now, cold storage occupiers are turning to speculative buildings despite the higher price tag. This panel will discuss this hot sector with a focus on speculative construction and the types of renovation needed for existing buildings – both of which will depend on critical infrastructure. Learn how investors can maximize opportunities and minimize risks for cold storage investments.

Regional Labor Market Trends and Comparative Analysis

11:20 a.m. - 12:10 p.m. ET

The Eastern Pennsylvania and New Jersey distribution submarkets have experienced a boom in the construction and absorption of distribution space in the last 10 years. The area continues to be one of the best performing markets in terms of most real estate metrics – rents, vacancies, construction, etc. Labor, however, has become one of the most prominent site selection factors, in many cases marginalizing rent and transportation costs. This panel will dive into the dynamics of the distribution labor market in the Eastern PA-NJ submarkets.
