Autonomy will not only transform how and why we work, but also how we think, discover, decide, and even deceive ourselves. Given the explosion in new construction, the important role of class B (and even C) industrial properties is often overlooked – especially those under 100,000 square feet. While without most modern efficiencies, these buildings remain a functional and economic solution to a wide range of companies. Developing new facilities under 100,000 or even 200,000 square feet can be difficult, as these projects lack the economy of scale and efficiencies that can make a project profitable. Companies that do not require features such as higher ceilings and more abundant loading and parking will see increasing competition to secure these low-cost alternatives.
