Lingering impacts of pandemic-related supply chain disruptions and continued trade tensions between China and the U.S. have made just-in-time logistics and sprawling global supply chains less attractive to manufacturers than they once were. The authors of Forging the Future: Manufacturing Growth and Its Effects on North American Industrial Markets will explore how incentives created by the U.S. federal government are leading to infrastructure investment that will support an expansion of the nation’s industrial capacity.

After their presentation, they’ll lead the group in a discussion on areas and sectors seeing a rise in development, activity in border towns, and challenges encountered along the way.

Shannon K. O'Neil
Council on Foreign Relations

Shannon O'Neil is the vice president, deputy director of studies, and Nelson and David Rockefeller senior fellow for Latin America studies at the Council on Foreign Relations. She is an expert on global trade, supply chains, Mexico, Latin America and democracy.

Dr. O’Neil is the author of The Globalization Myth: Why Regions Matter (Yale University Press, 2022), which chronicles the rise of three main global manufacturing and supply chain hubs and what they mean for U.S. economic competitiveness. She also wrote Two Nations Indivisible: Mexico, the United States, and the Road Ahead (Oxford University Press, 2013), which analyzes the political, economic, and social transformations Mexico has undergone over the last three decades and why they matter for the United States. She is a columnist for Bloomberg Opinion, and a frequent guest on national broadcast news and radio programs. Dr. O’Neil has often testified before Congress, and regularly speaks at global academic, business, and policy conferences.

Forging the Future: Manufacturing Growth and Its Effects on North American Industrial Markets

The NAIOP Research Foundation commissioned this report to examine the trends behind reshoring and nearshoring and to evaluate how related investments in manufacturing are affecting North American markets for industrial real estate and its two largest components: warehousing/logistics space and manufacturing space. The study draws from secondary sources, Newmark market data and interviews with commercial real estate professionals to identify major new manufacturing announcements, quantify related construction activity and evaluate effects on adjacent real estate markets.
