Weighing the Costs and Benefits of Office Fitness Amenities

According to an article by JLL, “How Fitness Amenities Can Help Offices Lead the Pack,” state-of-the-art workplace gyms, locker rooms and midday exercise classes are becoming important amenities for helping companies attract and retain talent. Landlords recognize that on-site fitness facilities can give a property a competitive edge by drawing tenants and increasing the sales price. However, with construction costs increasing, companies must decide if paying for these types of amenities is a wise business decision. WELL-designated buildings, those meeting standards for air quality, lighting, drinking water, fitness and comfort, may eventually command a premium but the required renovations and buildouts “require careful planning and investment.” Fitness facilities’ high demand for electricity, equipment, and special finishes can add significant costs.

JLL advises, “Whether the landlord or the corporate employer is footing the bill, companies [should] look closely at the materials being used and budget carefully for renovations aimed at well-being. Ideally, a building can offer both a healthy environment and a healthy bottom line for both corporate tenants and property owners and investors.”
